Going Up, Down or Out

Depending on your existing home, you may be able to do an attic or basement conversion. These conversion remodels can be substantially more affordable than extending the existing footprint. Be aware, however, that these conversions aren’t affordable for every attic or basement. Attic remodels require the lower structure and footings to be sized to current codes. Basement conversions are often musty and stuffy without significant investments in underslab drainage, and current code requirements for headroom in basement conversions isn’t always possible without lowering basement floors, a costly undertaking.

Scale up to save per square foot

Bump-outs and additions usually call for nearly all the trades of new construction but without the economies of scale to help offset per square foot costs. Larger additions may come close to new construction costs per square foot, with smaller additions running far beyond new construction per square foot prices.

Consider including energy upgrades such as window and door replacement, and updating the roof and exterior of the home with exterior insulation and new siding, or even just a new paint job to increase scale and savings while making a more drastic upgrade to your home.
